Where to publish a listing video: a distribution checklist
A 10-channel checklist for publishing a listing video: portals, your website, YouTube, social, email, WhatsApp, vendors and windows, plus a 7-day launch plan.

The short answer
Publish a listing video first where buyers already look: the portal listing (check your portal's video or virtual tour options) and your own website's listing page, with the film near the top. Then host it on YouTube with a descriptive title and location, post a 9:16 cut to Instagram, Facebook and TikTok, email it to matched applicants, send it on WhatsApp to your best-matched buyers, and use it in vendor updates, valuation appointments and window displays. Measure views, enquiries and viewing requests for each channel.

A listing film only earns its cost if the right people see it. It is easy to upload a film once, post it to one social account and move on, which leaves most of its value unused. This checklist covers the ten places a listing video should go, what to do in each, a 7-day plan for a new listing, and the three numbers that show whether it worked.
Where should a listing video go first?
On the listing itself: the portal listing and the property's page on your own website. Those are the pages that buyers who are already searching will open, and a film there adds to the photos rather than competing for attention in a feed.
Video complements photos rather than replacing them. In the National Association of Realtors' 2025 Profile of Home Staging, 73% of buyers' agents rated photos as highly important to their clients, 48% said the same of videos and 43% of virtual tours. That is a US survey of agents' opinions, not measured buyer behaviour, but it supports putting the film beside a strong photo set, not instead of one.
The portal. Portals differ in whether they accept video, what kind and in which field, so check your portal's options for video or virtual tour links on every listing.
Your website. Put the film near the top of the listing page, beside or directly under the main photo. The first screen of a listing page is the part every visitor sees; the bottom, after the floor plan and the map, is the part many never reach.

How should you publish on YouTube and social media?
Treat YouTube as the searchable home of your listing films, and social apps as the place to reach people who were not searching. They need different versions: 16:9 for YouTube's main player, 9:16 for everything that scrolls.

Upload the 16:9 film as a public video and title it the way a buyer would search: property type, area and one feature, for example "3-bedroom house with garden, [area], [town]". Name the location again in the first lines of the description, with the price, the key facts and a link to the listing page. Embed the same video on your website so there is one file to manage. YouTube Help confirms that square or vertical videos up to 3 minutes count as Shorts, so the 9:16 cut can go up as a Short as well. When the home sells, update the title rather than deleting the video: a sold film still shows future vendors how you market.
Instagram, Facebook and TikTok
Post the vertical cut, not the landscape film, which plays as a thin strip on an upright phone. Lead with the strongest shot, keep text away from the top and bottom edges where each app puts its buttons, and add captions for people watching muted. How do you use a listing video in direct channels?
Send it to people who already know you: matched applicants, your vendor and prospective vendors. These audiences are small, but they are the most likely to act.
Email to your applicant database. Filter by brief (area, price band, bedrooms) and send a short email with a still from the film that links to the listing page. Video rarely plays inside an email, and the listing page is where the enquiry button is.

Vendor updates. Send the vendor the film on launch day and the numbers at the end of each week, so they can see the marketing working.
Valuation appointments. Show two or three films of homes you have marketed in the area. Zillow's 2025 Consumer Housing Trends Report for Agents found that 75% of US sellers were more likely to hire an agent who provides virtual tours and interactive floor plans. Window displays. A screen in the window can loop the film silently, with the price and a QR code linking to the listing page.
A 7-day publishing plan for a new listing
Spread the launch over a week, so each channel gets a fresh post and you have numbers to report by day 7.

Adjust the order to your market. If there is an open day, add a reminder post two days before it. If the price changes, repost the teaser with the new price on screen.
How do you measure whether a listing video is working?
Track three numbers for each channel: views, enquiries and viewing requests. Views tell you the film is being seen; enquiries and viewing requests tell you it is doing its job.
- Views: portal statistics where available, YouTube Studio, your website analytics (listing page visits and film plays) and each social app's insights.
- Enquiries: ask every caller and emailer where they saw the property and log the answer in your CRM. Tag the links you post on YouTube, social and email (for example with UTM parameters) so your analytics show where visitors came from.
- Viewing requests: the number that matters most. Record the source against every booking.
