How to turn a listing URL into a property video, step by step

Step by step: turn a listing URL into a narrated property film via a web studio or WhatsApp, use paste mode for blocked portals, and check it before sharing.

The short answer

To turn a listing URL into a property video, paste the listing's web address into an AI video tool, choose a format and aspect ratio, and let it read the photos and facts, write and voice a script, animate each photo and add music and branding. With Echoflicks you can start from the web studio or WhatsApp, and a film typically arrives in 20 to 50 minutes. You need at least 3 usable photos, and you should check facts, shots and AI labelling before sharing.

Key takeaways
  • Start from a public listing page on your own agency website with at least 3 usable photos; 8 to 15 room shots of 800 px or more give a full tour.
  • The web studio and WhatsApp routes run the same pipeline: the difference is where you start the film and where it arrives.
  • Portals that block automated reading, such as Idealista, Fotocasa and Habitaclia, need paste mode: 40 to 12,000 characters of listing text plus at least 3 JPG, PNG or WebP photos.
  • Before sharing, check the facts, every animated shot, any AI-generated views, pronunciation, titles, branding and the AI label.
  • Fix problems with a re-cut rather than starting again, because generating the same listing from scratch counts as a new film.

A property film used to start with booking a videographer. With AI video tools, the listing page is the brief: the software reads the photos and facts and produces a narrated film from them. The steps below use Echoflicks as the worked example, but the preparation and the checks before sharing apply to any tool.

What you need before you start

You need a readable listing with enough good photos, a brand kit set up once, and a few minutes at the end to review the film. Run through this list first, because most weak films trace back to a weak input.

  1. A listing URL from your agency website, publicly reachable without a login. Portals that block automated reading need paste mode (see below).
  2. At least 3 usable photos, ideally 8 to 15 room shots covering each room type. Up to 60 photos are considered and duplicates are removed automatically.
  3. Photos of 800 px or more. Anything under 512 px is rejected and anything under 800 px is flagged as low resolution. Our shot checklist for listing photos covers what else makes a photo animate well.
  4. The facts written on the page. Price, bedrooms, bathrooms, size and key features should be in the listing text, because numbers the AI cannot find on the listing are dropped from the script.
  5. A brand kit. Agency name and tagline, colours, logo, fonts and a default narrator. A website scan can prefill the logo, colours, name and fonts for you to review and save.
  6. A decision on format. A narrated Tour of about 60 seconds, or a 20 to 30 second music-only Eye candy teaser, in 16:9 (recommended), 4:3 or 9:16. See 16:9, 4:3 or 9:16? and how long a property video should be.

How do you make a film in the web studio?

Paste the listing URL, choose your options and start: the studio shows live progress, and the finished film lands in your agency gallery. The whole run typically takes 20 to 50 minutes.

  1. Sign in to the studio, or create your agency account. Your agency's first film is free and needs no card.
  2. Check that your brand kit is saved (a one-off job).
  3. Paste the listing URL.
  4. Choose the format: Tour or Eye candy.
  5. Choose the aspect ratio (16:9, 4:3 or 9:16) and resolution (Full HD 1080p or 720p).
  6. Choose the narrator: one of six archetypes, or the default, "Felix chooses". An agent can override the agency default for a single film.
  7. Set the optional extras. Burned-in subtitles can be styled with 12 curated fonts, size, colour and a pill or outline background. Human presence (off by default) adds one implied sign of life per shot, such as a lamp glowing, and never shows a person.
  8. Start the film and follow its live progress while Felix, Echoflicks' AI film director, works through the listing.
  9. Review the film in the gallery, then download it or share its public link with the ready-made social caption.

How do you make a film on WhatsApp?

Message Felix, choose Real Estate, paste the URL and pick a format; the finished film arrives in the chat. It runs the same pipeline as the web studio.

  1. Your agency adds the agent's phone number on its Team page.
  2. The agent opens WhatsApp and messages Felix.
  3. Choose Real Estate.
  4. Paste the listing URL.
  5. Pick the format.
  6. Carry on with your day. The film arrives in the chat when it is ready, typically 20 to 50 minutes later.

This route suits agents who spend the day on valuations and viewings, and it keeps the film inside the app many clients already use. Zillow's 2025 Consumer Housing Trends Report for Agents found that 50% of buyers who used an agent prefer texting or messaging apps when working with agents. That is US data, but it points the same way: send films where the conversation already happens. For quality settings when you forward the film, see sending property videos on WhatsApp.

What if the portal blocks automated reading?

Use paste mode: paste the listing text and upload the photos yourself. Idealista, Fotocasa, Habitaclia and any site behind a bot wall block automated reading, so a URL from them will not load.

  1. Try your own website first. The same listing on your agency site is usually readable and gives the richest input.
  2. Copy the listing text, between 40 and 12,000 characters. Include price, bedrooms, bathrooms, size and features: the script can only use facts you supply.
  3. Gather at least 3 photos in JPG, PNG or WebP, up to 15 MB each. Use your original files rather than screenshots of the portal: they are sharper, and they are photos you have the right to use.
  4. Paste the text, upload the photos and continue with format and options as normal.

What should you check before sharing the film?

Watch the whole film once with sound on and check nine things. Most take seconds; the shot check matters most, because image-to-video AI can drift from the real property.

  1. Facts. Price, bedrooms, bathrooms and size match the live listing.
  2. Every animated shot. Straight lines stay straight, fixtures match the photo, and no room, window or view appears that is not there. Can AI animate listing photos without changing the property? explains the failure modes.
  3. AI-added views. In 9:16 films, the top and bottom of each frame are extended with AI outpainting. An aerial "dollhouse" orbit, where included, is generated from the photos, not filmed by a drone. Neither should suggest a view, garden or boundary the property lacks.
  4. Pronunciation. Listen to street, town and development names, especially Spanish place names read by a British English voice.
  5. Title cards. The address and any figures are spelled correctly.
  6. Branding. Logo, colours and outro are current.
  7. AI labelling. The visible "AI-generated" corner label is on by default in the web studio; keep it, and avoid re-exporting in ways that strip the file's metadata. The European Commission's Article 50 FAQ says deep fakes must be disclosed clearly, at the latest on first exposure, from 2 August 2026. This is general information, not legal advice.
  8. Material information. The film does not replace price, tenure and the other facts buyers need; see material information and listing videos.
  9. Sharing quality. When you forward the film on WhatsApp, choose HD for that message, or set it as the default under Settings > Storage and data > Media upload quality, as the WhatsApp Help Center explains.

How do you fix something you do not like?

Use a re-cut rather than starting again. In Echoflicks, re-cuts are free, up to 10 per listing with up to 6 changes each, and one typically takes a few minutes to around ten.

A re-cut can swap a photo (choosing push in, pull out, pan left or pan right), re-shoot a scene or redirect it with a written instruction, change a title card's text, rewrite or drop a narration line, regenerate or steer the music, or rename the film. Generating the same listing again from scratch counts as a new film, so reach for a re-cut first. If you are still weighing the approach, what an AI property video is explains each stage of the pipeline.

Questions agents ask

FAQ

Can I make a property video from an Idealista link?
Idealista, Fotocasa and Habitaclia block automated reading, so their URLs will not load directly. Use the same listing's page on your own agency website, or use paste mode: paste the listing text and upload at least 3 JPG, PNG or WebP photos.
Is a property video made on WhatsApp worse than one made on the web?
No. In Echoflicks both routes run the same pipeline; WhatsApp simply lets an agent start the film from their phone and receive it in the chat.
How long does it take to turn a listing into a video?
Echoflicks typically delivers a film 20 to 50 minutes after the listing is submitted. A later re-cut to swap a photo or rewrite a line typically takes a few minutes to around ten.
What should I check in an AI listing video before I post it?
Check that every fact matches the listing, that no shot has bent walls, changed fixtures or invented rooms or views, that any AI-generated aerial or extended view does not suggest something the property lacks, and that the AI-generated label is present.
